Different Types of Leases

So there's different types of leases out there, and you're probably wondering what types of leases are what. This is just a really quick rundown of what each type of lease is, and what it means. Basically there are single net, double net, triple net, and bondable. Here's a breakdown: Single Net A single net lease means that the tenant is responsible for paying taxes on the property, and also the rent itself. Double Net A double net lease means the tenant pays property taxes and insurance, as well as the rent itself. Triple Net This is the type of lease that I use, and I recommend to the property investor. In a triple net lease, the property taxes, insurance, and building maintenance are all payed by the tenant. There is a form of triple net called bondable, which basically means that the tenant is responsible for any expenses associated with the property. Alright, so there you have it. As an investor or potential investor looking to purchase a property and use it to lease, I hope this helps you! |
